Ski Apartments for Sale in the French Alps | New & Resale | Domosno

We understand that an apartment is often the most practical entry point into ski property ownership. We help you navigate the specific challenges of apartment buying, from understanding copropriété (HOA) charges in resale buildings to choosing interior finishes for new builds.

Why should I buy a new build apartment instead of a resale?

The main financial reasons are lower upfront costs (notary fees are ~2.5% vs ~7.5% for resale) and the potential to reclaim 20% VAT. Practically, you get highly energy-efficient modern living with 10-year structural warranties and no immediate maintenance required.

The main reasons are location, character, and timing. Resale apartments often occupy the best spots in the very centre of historic villages, acquired decades ago. They offer authentic Alpine charm, and crucially, you can complete the purchase in ~3 months and use it immediately. Nowadays, the main downside can be, if you wish to generate passive income through rental, some of the poor energy ratings that resale ski properties can have (70% have E-ratings or below).

No. French banks lend readily on both. However, for older resale apartments with poor energy ratings (G or F), banks may sometimes ask for quotes for renovation works to improve the energy efficiency before agreeing to the loan. New-builds are A or B-ratings today.

True ski-in/ski-out locations are limited. You are more likely to find these prime positions on the resale market in established resorts built in the 60s-80s (like Avoriaz, Les Arcs, or Val Thorens). New builds are often in slightly more peripheral locations or new areas, though they often offer private shuttles to compensate.

No. Whether you buy a new build through one of our developer partners or a resale through one of our partner agencies, our fees are already included in the advertised price (Frais d’Agence Inclus). The price is the same as if you went direct, but with Domosno, you get impartial advice across the whole market.
