VAT reclaim

VAT reclaim is the standout benefit: buyers who commit to renting their property for a minimum of eight weeks per year and provide at least three hotel-like services can recover 20% of the purchase price. On a €1 million apartment, this represents a €200,000 saving that significantly improves your return on investment.

LEGAL & TAX

Notary fees for new builds are approximately 2-2.5%, compared to 7-7.5% on resale properties. Additionally, many developers offer stage payment plans, allowing you to spread payments throughout the construction period rather than paying the full amount upfront.

Modern Standards

Many new developments comply with RE2020 environmental regulations, France's strictest building standards that came into effect in 2022. These regulations ensure exceptional thermal insulation, reduced carbon footprints through bio-based materials, improved indoor air quality, and climate insulation.

Energy Efficiency

Energy ratings for new builds are typically A or B, providing monthly heating costs as low as €35 and future-proofing your investment against upcoming rental restrictions. With 75% of existing ski properties rated E, F, or G, and rental bans looming for the lowest-rated properties, energy efficiency is becoming a critical factor in property values.

Construction Timeline & Customisation

New-build apartments typically require an 18-24 month construction period from reservation to completion. During this time, buyers can often personalise interior finishes, layouts, and materials to create their ideal mountain retreat. While you'll wait longer than purchasing a resale property, the ability to customise and the financial benefits often outweigh the delay for investors and second-home buyers.

Can I customise my new-build ski apartment?

Yes. Most developers allow buyers to personalise interior finishes, flooring, kitchen fittings, and layouts during the construction phase. An interior designer or the developer’s technical department are available to help you create your ideal space. Modification works, called TMA in French, are only possible while the construction stage allows.

You pay the full purchase price, including VAT, then reclaim the 20% later in the year once your rental management agreement is active. If you are paying in stages each year, you can claim back the amount that you paid this year. So, technically, you can obtain a refund of VAT before the property is completed.

Generally yes. New builds have lower running costs due to superior energy efficiency, appeal to renters seeking modern amenities, and avoid the energy rating restrictions that increasingly affect older properties. The RE2020 standards ensure your property remains rentable for decades.

French law protects buyers with strict completion guarantees. Your stage payments are held in escrow and contracts typically include penalty clauses for late delivery. Most reputable developers in the French Alps maintain good delivery records.

Yes. The property must be fully furnished and equipped to qualify for VAT recovery. Most buyers include furnishing costs in their rental management agreements, ensuring the apartment is turnkey for guests.
