What is the difference between a Chalet and a "Demi-Chalet"?
A Chalet is a fully detached property standing on its own plot of land. A Demi-Chalet is semi-detached (usually a large chalet structure divided vertically into two completely private residences). Demi-chalets are an excellent way to get the chalet lifestyle at a lower entry price (often 20-30% cheaper).
I want a project. Can I buy an old barn to renovate?
Yes, this is a popular route on the Resale Ski Chalets market. However, be aware that French planning laws are strict. You must ensure the building is designated as “habitable” or that the PLU (Local Urban Plan) allows for change of use. We can help verify this for you.
Does owning a chalet mean more maintenance?
Generally, yes. Unlike an apartment where the Syndic (management company) handles the roof and snow clearing, a chalet owner is responsible for their own grounds. However, for our [link to New Build Ski Chalets], many developers now offer “Domaine” setups where a management company handles snow clearing and gardening for a small fee.
Can I reclaim VAT on a resale chalet?
No. The VAT reclaim scheme (recovering 20% of the price) is only available for new build properties that are rented out with services. Resale chalets are sold “tax paid.” However, the lower price per square metre of resale properties often balances this out.
How much deposit do I need for a chalet mortgage?
For a chalet purchase, French banks typically require a deposit of 20% to 30% of the purchase price, depending on your residency status. Because chalets are high-value freehold assets, they are very attractive to lenders.
