The demand for Chamonix is always sustained but the main problem is that obtaining a new-build permit in Chamonix town has been incredibly challenging for many, many years now.

Family-friendly Alternatives Near Chamonix

According to David Olsson, the small commune of Servoz offers an ideal alternative, especially for families wishing to reside year-round. “Thanks to its low altitude (around 800m) and location at the valley’s beginning, spring arrives earlier, and it’s easily accessible,” he emphasizes. The town is vibrant throughout the year with schools and shops. Apartments average around 6,500 €/m². One can expect to find houses or chalets priced between 800,000 and 1.5 million euros.

Arthur Bouleau, a negotiator with the Cimalpes mountain property network (partnered with Domosno UK as well), recommends Les Houches as the first alternative for those who don’t strike gold in Chamonix. Residing there himself, he says, “It’s genuinely pleasant, with many year-round residents and a true village spirit. Unlike Chamonix’s city atmosphere, here, you feel a sense of community.” Furthermore, it’s among the few places in the region with housing directly accessible to skiers. Property examples include a 169 m² chalet at 920,000 euros or a traditional house of 110 m² with outbuildings priced at 950,000 euros. The rental market here is also booming, leading some to invest in smaller properties.

David Olsson adds, “One could also consider hamlets like Vaudagne near Les Houches or Bossons adjacent to Chamonix. Expect around 9,000 euros per square meter in the latter, which attracts those loving its pastoral charm and less inclined towards Chamonix’s urban side.”

Argentière: A Distinct Skier’s Paradise

Argentière stands out as its own resort with a dedicated fan base. “English and American skiers adore it for off-piste skiing, something they can’t do back home,” notes Arthur Bouleau. “It’s a concentrated village with an amazing ski domain: the Grands Montets. With north-facing slopes ensuring perfect snow, 35-40° gradients, and all essentials for skiers keen on a thigh workout.” Prices there range between 10,000 and 12,000 euros per m². For the discerning, villages like Montroc and Le Tour offer some of the valley’s best snow on one side and a quaint village atmosphere on the other. However, property availability in these gems is scant.
