Brand new ski-in ski-out development of 110 luxury modern apartments in the traditional Alpine style located in Bisanne 1500 (Les Saisies). The apartments will range from studios ideal as pied-a-terre to the extensive 5-bedroom trophy property. The staffed residence will include superb facilities like a heated swimming pool, a hammam, a sauna, a jacuzzi and also a tapas bar for quick snacks and drinks.
Bisanne 1500 gives you access to over 190kmsof slopes (Espace Diamant) and also plenty of summer activities.
These are sold fully furnished and equipped (decorated by renowned interior designers) and also include a private underground parking baty, a ski locker and a storage room (cave).
Mountain Law (Loi Montagne is now present in many French ski resorts, meaning there is an obligation of rental to avoid empty properties for most of the year)): 100% of the apartments must be sold with one of the three following rental options:
1. Variable Rental Agreement- (9 years)
Revenue Share: Rental income share of 45% / 48% / 51% of gross accommodation turnover (excluding VAT) for years 1, 2, and from year 3 onwards, respectively.
Service Fee Contribution: €22 (excluding VAT) per m²/year for service charges. This fee covers costs related to year-round personnel presence in the residence (e.g., reception, security, assistance).
2. Leaseback rental (11 years)
Conditions: Applicable to studio units only (according to quotas and defined lots, no switch possible).
Yield: 3.40% (excluding VAT) on apartment + parking + furniture (excluding VAT). Rent is paid quarterly.
Personal Use: 1 week during mid or low season.
Important Notes:
No occupation allowed outside of operational periods (winter & summer seasons).
Switching back to the variable rental agreement is not possible.
Furniture renewal is at the owner’s expense.
3. Fixed yield + Occupation rental agreement (11 years)
Conditions: Applicable to 1-beds, 1-beds + cabine, 2-beds, and 2-beds + cabine apartments only.
Yield: Fixed yield of 1.5% (excluding VAT) on apartment + parking + furniture (excluding VAT). Rent is paid quarterly.
Personal Use Options: Up to 2 weeks per year during winter/summer periods, with a maximum of 1 week during French school holidays + Up to 6 weeks during autumn and spring off-season at a cost of €75 (including VAT) per week.
Flexibility: You can switch to rental option 1 (Variable rental agreement) every 3 years, but switching back is impossible.
Expenses: The rental management company covers service charges, energy consumption, and property taxes.
