Buying New Build
The French Alps remain one of Europe's most resilient luxury property markets, and new-build ski properties are leading the way. Whether you're looking for a high-altitude apartment in Courchevel or a contemporary chalet in Morzine, buying off-plan or brand-new gives you a combination of financial advantages, modern standards and lifestyle quality that resale properties simply cannot always match.
Domosno has been helping international buyers secure ski property in the French Alps since 2005. We compare ski resorts, developments, rental structures and purchase costs so you can make the right decision before reserving.
The French Alps attract consistently high demand from skiers, families and lifestyle-led buyers. Quality accommodation in the right ski resort is not simply a seasonal purchase; it is a long-term Alpine asset with lifestyle use, rental demand and capital-preservation appeal.
The standout financial advantage is the potential to recover 20% VAT on the purchase price when the property is placed into a qualifying furnished rental structure. This normally requires a professional rental programme, hotel-like services and a minimum rental commitment.
New-build purchases in France usually attract reduced notary fees compared with resale property. Many developments also use staged payments linked to construction progress, which can make cash flow easier to plan than paying the full price at completion.
Newer Alpine properties are built to modern standards, with stronger insulation, better ventilation and improved comfort at altitude. This matters for rental appeal, running costs and future-proofing as France continues to tighten rules around low-rated rental properties.
During the early construction phase, buyers may be able to personalise flooring, tiling, kitchen layouts, bathroom fittings, storage and built-in furniture. The window for changes closes as construction progresses, so early reservation usually gives more choice.
Questions
After completion, the property must be placed into a qualifying furnished rental structure with hotel-like services such as linen, cleaning or concierge support. The VAT reclaim is then submitted to the French tax authority and is usually refunded after completion, subject to the rental structure and ongoing compliance.
Often, yes. Modern layouts, stronger energy ratings, contemporary interiors and facilities such as spa, pool or concierge services can command higher rental demand. The real advantage is that the property is easier for guests to understand, easier to manage and usually more efficient to run.
Most developers allow buyers to personalise finishes during the TMA phase, including flooring, tiling, kitchen specifications, bathroom fittings and sometimes internal layouts. The earlier you reserve, the more choice you normally have.
New-build purchases are usually made under a VEFA contract, a highly regulated French framework for buying property before completion. Stage payments are linked to construction milestones and the developer must provide financial guarantees.
Yes. A qualifying rental property must be furnished and equipped to a suitable standard. Many developers and rental operators offer furniture packs, and Domosno can introduce trusted contacts for furnishing and interior support.
Domosno sells at the same developer price, with no buyer premium. The difference is independent resort comparison, market context, mortgage introductions, legal referrals and specialist guidance from a French Alps property team active since 2005.
