What are the purchase costs (notary fees) for a resale apartment?
Unlike new build properties where notary fees are reduced (~2.5%), resale properties in France are subject to standard notary fees and land registration taxes, which total approximately 7% to 8% of the property price. However, the initial listing price of resale properties is often lower per square metre than new developments, balancing out the total investment cost.
How quickly can I complete my French ski property purchase and move in?
One of the biggest advantages of buying a resale property is immediate availability. The standard buying process in France takes roughly 2-3 months from the signing of the initial contract (Compromis de Vente) to the final deed (Acte de Vente). This means if you buy in autumn, you can usually secure the keys in time to ski that same winter season. If you need a French mortgage 3-4 months the usual timeline.
Do older apartments meet current energy efficiency standards?
France has strict rules regarding energy audits (DPE). All resale listings must display their energy rating. While older apartments will be less efficient than brand-new builds, many buyers see this as an opportunity. Improving the energy rating through renovation (insulation, new windows, or heating upgrades) is a great way to force appreciation and add value to the asset. It also depends if rental is important to you as a poor energy rating can affect the rental potential of a ski property.
Can I still reclaim VAT on a resale property?
Generally, no. The VAT rebate scheme (reclaiming 20%) is specifically designed to encourage the construction of new tourist residences. Resale properties are sold “tax paid,” meaning there is no VAT to add or reclaim. However, you can still benefit from the LMNP (Loueur Meublé Non Professionnel) status, which allows you to pay little to no tax on your rental income through depreciation accounting.
Are agency fees included in the listed price?
Yes. At Domosno, most of our resale prices are displayed as FAI (Frais d’Agence Inclus), meaning the agency commission is already included in the price you see. The price you see is the price payable to the vendor and agency combined, excluding only the notary fees (legal costs). Do confirm with our service though, just to be on the safe side.
