Can I customise the layout of a new build chalet?
Yes. Unlike apartments where changes are limited, buying a chalet off-plan usually offers significant flexibility. Depending on the stage of construction, you can often move non-load-bearing walls, choose your kitchen finishes, add fireplaces, or even redesign the layout to include a cinema or gym.

What is the difference between a Chalet and a "Demi-Chalet"?
A standalone chalet is a detached property on its own plot. A “demi-chalet” is a semi-detached property (usually a large chalet structure divided vertically into two distinct homes). Demi-chalets are an excellent way to secure a chalet lifestyle and garden space at a more accessible price point (often under €1.2M).
How does the 20% VAT rebate work for chalets?
If you purchase a new build chalet and commit to renting it out commercially (providing 3 hotel-like services such as reception, linen, and cleaning) for 20 years, you can reclaim the 20% VAT on the purchase price. Given the high rental demand for large chalets, this is a popular option for our clients.
Are new build chalets freehold?
Yes. When you buy a chalet, you own the land and the building (Freehold). If you buy a demi-chalet or a chalet situated within a private “domaine” or condo, there may be a small copropriété (HOA) fee for the maintenance of shared roads or snow clearing, but you still own the property outright.
What is the delivery time for a new chalet?
The construction timeline for a chalet is typically 12 to 18 months from the start of works. However, we occasionally list “key-ready” chalets that are just finishing construction, allowing you to move in immediately while still benefiting from reduced notary fees.
