There is a particular pleasure in returning from a big day in the mountains to somewhere that still feels like a village. In Vaujany, the scale of the skiing and the scale of daily life sit comfortably together. You can spend the morning exploring the Alpe d’Huez ski area, then return to a smaller community for an evening close to home.
L’Agate makes that combination especially appealing. Its central position puts the emphasis on enjoying the village: stepping out for supplies, meeting friends for dinner and reaching the cable car without organising the day around driving. For international buyers seeking a two- or three-bedroom Alpine base, this is a development worth looking at apartment by apartment.
A village with an unusually useful set of connections
Vaujany sits at about 1,250m, with the Grandes Rousses mountains providing the backdrop. Its hillside setting gives it character, while public lifts and escalators help connect the different levels of the village. That practical infrastructure matters when travelling with children, carrying ski equipment or simply heading out in the evening. The official resort information explains the village’s altitude and connections.
The wider ski area is the other half of the attraction. According to Vaujany’s tourist office, the Alpette cable car takes around ten minutes from the village to 2,100m. From there, the mountain opens out into the linked Alpe d’Huez area, with 250km of pistes and a high point at 3,330m. This gives owners a small-village base for a substantial ski domain.
Why L’Agate’s position deserves attention
A good Alpine address should make ordinary holiday moments feel easy. L’Agate’s position close to village life is central to its appeal, alongside the planned escalator connection towards the cable car. The architecture combines pitched roofs, timber balconies and a stepped arrangement that responds to the hillside. The development presentation shows the intended setting and amenities.
The new construction photographs add something useful to the architectural visualisation: a clearer sense of the buildings’ scale and their relationship with the surrounding village. They also provide a helpful starting point for discussing which block, floor and aspect might suit you. The precise outlook should always be considered for the individual apartment.
For a family using the property over several seasons, the attractions extend beyond skiing. Vaujany’s sports and leisure offering includes swimming, skating and bowling, with walking and cycling adding reasons to return in summer. It is easy to imagine different members of the family enjoying different days, then meeting back at the apartment.
Three apartments that stand out in the current price list
Our shortlist balances total price, internal floor area and orientation. These are the three lowest-priced apartments per square metre among the confirmed available two- and three-bedroom layouts, including layouts with an additional office or cabine. Each offers a different reason to look more closely.
| Apartment | Layout | Area | Aspect / floor | Price excl. VAT | Approx. €/m² excl. VAT |
|---|---|---|---|---|---|
| A204 | 3 bedrooms + cabine, duplex | 96.63m² | South / 2 | €625,500 | €6,473 |
| B201 | 2 bedrooms | 53.01m² | Northeast / 2 | €358,500 | €6,763 |
| A101 | 2 bedrooms + office | 60.96m² | South / 1 | €413,500 | €6,783 |
Prices and €/m² are shown excluding VAT, including the listed parking, cellar and furniture package. The comparison divides that total by the stated living area. VAT recovery depends on a qualifying purchase and rental arrangement; both VAT-exclusive and VAT-inclusive figures are in the full price list. Acquisition costs are additional. A cabine is an extra sleeping area, not a full additional bedroom.
A204: the south-facing family choice
At 96.63m², A204 combines three bedrooms, an additional cabine and a duplex layout with a south-facing aspect. Its €6,473 per m² is the lowest in this confirmed two- and three-bedroom selection. For buyers who expect to bring family or friends regularly, the combination of space and orientation is compelling. The duplex arrangement deserves a careful look on the plans so that the distribution of bedrooms and living space matches how you will use it.
B201: the most accessible two-bedroom budget
B201 is the lowest total-price confirmed apartment with two full bedrooms, at €358,500 excluding VAT. Its 53.01m² layout keeps the overall budget focused. The northeast aspect is the trade-off against the south-facing alternatives: a buyer prioritising afternoon sun should compare it carefully, while a buyer prioritising two bedrooms and value may find it an excellent place to start.
A101: south-facing, with room for an office
A101 is particularly interesting for buyers who would like to stay a little longer. Two bedrooms plus an office, 60.96m² and a south-facing aspect create a flexible proposition at €413,500 excluding VAT. Its price per square metre is only slightly above B201’s, while the extra internal space and office may make a meaningful difference to day-to-day use. For a couple hosting family, or an owner combining holidays with occasional remote work, it is a strong all-round candidate.
What the September price check tells us
The latest screenshots cover 27 apartments: 25 marked available and two under option. A301 and B103 are the optioned units, so they are excluded from our available shortlist. C105’s total has moved to €690,500 excluding VAT. The other visible total prices match our previous list, and the updated floor areas allow a more precise comparison.
Across the confirmed available selection, total prices run from €172,000 excluding VAT for C106 to €808,000 for A402. The lower-priced one-bedroom-plus-cabine apartments should be compared as that layout, rather than as two full bedrooms. For the international buyers concentrating on two or three proper bedrooms, the shortlist above is a more useful starting point.
